Here's the open secret of Leland's building boom: gutters are frequently an "option" builders skip to hit a price point. Walk any newer street in Brunswick Forest, Waterford, or the developments filling in along Highway 17 and you'll see bare fascia and mulch trenches carved under the eaves — that trench is your foundation drainage plan, working exactly as badly as it looks. First-gutter installs on nearly-new homes are our most common Leland job: clean fascia, straightforward seamless runs, done in a day, usually at the friendlier end of the price range because there's nothing to tear off.

Flat lots hold grudges — and water

Much of Leland is built on coastal-plain flats where water doesn't so much drain as loiter. On ground like this, downspout placement matters as much as the gutters: dumping four roof planes beside the slab on a lot with nowhere to send it just relocates the puddle. We plan discharge with the lot — longer leaders, splash paths toward the swale, and honest advice when a run needs to tie toward the street side. Most of Leland's neighborhoods run under active HOAs with opinions about exterior colors. Fine by us: seamless aluminum comes in enough standard colors to match nearly any approved palette, and we'll note the color spec on your written quote so architectural review is a formality. If the community requires guards to look a certain way from the street, the low-profile mesh options disappear against the roofline.
